Reserved matters

Condition 2

No building work shall be started until detailed plans/sections and elevations showing the following details in respectof relevant parts of the development have been submitted to, and approved by, the Local Planning Authority and the relevant part of the development shall in all respects be carried out in accordance with the approved plans:

(a) Appearance

(b) Layout

(c) Scale

(d) Landscaping

Reason 2

In order that the Council is satisfied with the details of the proposed development and to ensure compliance with Policies SD1, D1, D3, D5, D7, D8 and D28 of the Unitary Development Plan 2006

Expiration of Planning Permission

Condition 3

An application for the approval of the reserved matters pursuant to condition 2 shall be made to the Local Planning Authority before the expiration of seven years from the date of this permission.

Ecology Park

Condition 84

The submission of reserved matters pursuant to Condition 2 above in repect of Parcel 2 shall be accompanied by an updated Assessment of the overshadowing effect of the proposed buildings with particular regard to the impact of the Ecology Park.

Reason 84

To conserve and enhance the nature conservation value of the site and character of the area and ensure compliance with Policy 7.19 of the London Plan (2011) and Policy D3 of the Unitary Development Plan 2006.

Replacement Trees

Condition 83

Prior to the removal of any trees, full details of the proposed replacement tree shall be submitted for approval.

Overall there should be a net gain of trees within the development site.

Reason 83

To conserve and enhance the nature conservation value of the site and character of the area and ensure compliance with Policy 7.19 of the London Plan (2011) and Policy D3 of the Unitary Development Plan 2006.
